As we reach the midpoint of 2026, it’s a great time to reflect on the trends shaping the real estate market and what they mean for buyers, sellers, investors, and homeowners. The first six months have shown continued resilience in the housing market. While buyers remain mindful of affordability, well-priced homes continue to attract strong interest. Inventory levels have improved compared to recent years, giving buyers more choices and greater flexibility in their home search. At the same time, sellers who take the time to prepare their homes and price them strategically are still seeing strong results and attracting serious buyers. Mortgage rates remain an important factor in purchasing decisions, making professional guidance and market expertise more valuable than ever. Additionally, move-up buyers and downsizers continue to be active in the market as changing lifestyles, growing families, and retirement plans drive housing needs.

 

One challenge we’ve seen more frequently this year is homes appraising for less than the agreed-upon purchase price. When a home under-appraises, it can create concerns for both sellers and buyers. For sellers, a low appraisal may lead to renegotiations, delays, or even the loss of a contract if the buyer is unable or unwilling to cover the difference. For buyers, an appraisal that comes in below the purchase price can create financing challenges, as lenders typically base their loan amount on the appraised value rather than the contract price. In these situations, buyers may need to bring additional funds to closing, negotiate a lower purchase price, or explore other financing options. This trend highlights the importance of accurate pricing, strong market analysis, and experienced representation throughout the transaction process.

One of the highlights of our year was celebrating our daughter, Abby’s wedding April 11th. The beautiful weather was an added bonus to a memorable weekend and our entire family together made for a very special time.

In May, we traveled to Washington, D.C. While there, we enjoyed attending the LIV Golf tournament at Trump National Golf Club, with Ashley, Abby and their husbands. Tickets to the tournament were a Christmas gift from our son-in-law, who works for LIV Golf.

Over Father’s Day weekend, we traveled to New York to visit Ashley and her husband. Our quick 48 hour trip, allowed us to see their new home, take in a World Cup game and as always enjoy good food and even better company.

Catching up with Carly has been a bit of a challenge lately, as her new role with PNC had her traveling almost every week this spring. While she has enjoyed the opportunity to visit new places and meet new people, she has quickly learned that living out of a suitcase and spending so much time in hotels can be exhausting. We’re proud of how she’s embraced this new chapter and always enjoy hearing about her latest adventures when our schedules align.

While the miles between us can make family gatherings a bit of a logistical challenge, we’re grateful for technology, frequent calls, and every opportunity we have to be together. Watching each of them grow, thrive, and make their own unique mark where they live has been one of our greatest joys. Though we’re spread across several states, we’re reminded often that family isn’t measured by distance but by the love that keeps us connected.

We’re excited to share that our real estate team has officially expanded into the state of Kentucky with Ron and Craig obtaining their Kentucky license! Continuing our track record of success, Ron secured his first Kentucky listing and, by leveraging our industry knowledge, market expertise, and strategic approach, helped our sellers successfully sell their home before it even hit the market. This achievement marks an exciting milestone for our team as we continue to grow our presence across state lines.
